Maybe you love your home, and your neighborhood, but you just don’t have enough space - the bedrooms might be small, maybe you don’t have enough closet or storage space, or maybe the living room is just too cramped for your growing family. Whatever the case may be, we can work together to get you that extra square footage you need! Maybe we just re-work the space you have and create a new front entry, maybe we discuss adding a new master suite - the options are up to you (and your needs). I’ll work with the planning department and research the local building codes so we know just how much square footage we can add, and what limitations we’ll be working within. When planning for additions, we’ll get engineers on board for the structural work and I’ll prepare the plans for permit!

In-Law Suites

Often called ‘ADUs’ or Accessory Dwelling Units, these secondary dwelling structures are increasing in popularity, and not just to accommodate additional family members. With the combination of not only Airbnb, increasing home prices, and more recently, the need for home office space, secondary structures of all different types are in high demand. Depending on your property zoning and lot size, you might be sitting on untapped potential! Options that are most often considered are building a new, detached unit, converting a garage (or part of a garage), or converting an over-sized bedroom into a second master suite with it’s own entrance and kitchette. CAD Drafting

3D Renderings

This is where the fun begins!  After getting to know you and your project goals, I will draft different plan options for you to consider, including any ideas you have that you want to see come to life.  My brain operates in 'plan view' mode, so once I've drafted the existing plans, I have a pretty good idea of what changes we can make, and I'll show you what the changes look like with the 3D model and photo-realistic renderings.

Existing Floorplans

The very beginning for any project!  We need to know what we're starting with so we know how to move forward.  I will meet you at your home, measure the space(s) you'd like to have remodeled, including any adjacent spaces that may be impacted, so we can understand how everything is connected and how the overall floor plan may change based on whatever remodeling work we're considering.  If you’re considering an addition, then I will also measure approximate property lines and research the project feasibility based on local building codes and planning or zoning restrictions.

Cabinet Plans & Elevations

Never underestimate the value of customized storage options!  I love the container store just as much as the next person, but there is nothing like everything in it's place (can you tell I'm just a little OCD?).  I will work with you to select your cabinet style and finish, your perfect storage accessories, and draft plans and elevations so we can order your cabinets, work with a local shop to have them built, or so you can work with a retailer of your choice to purchase them.

Permit Plan Set

Confused about what needs to be done to get a building permit?  Don't worry, I can help make this easier.  I'll draft the floorplans needed to submit to the building and/or planning departments, and I'll coordinate services for structural engineering and energy engineering if needed. I will then put together a complete package that can be submitted to the building department.

I use a program called Chief Architect and can export any of my plans to AutoCAD (.dwg) format.

Cabinetry

Let me tell you, there’s A LOT that goes into the design and layout of your cabinetry! Not just what goes where, and what the latest and greatest storage accessories are (though that’s a very fun part of it!), but how it all goes together… this is some technical stuff we’re talking about. Every eighth of an inch counts when we design cabinetry and a matter of inches can be the difference as to whether or not you’re getting that cool pull out accessory or not! But more than that, you want to make sure that the cabinets you select will hold up to everyday wear and tear, that they’ll stand the test of time, and - most importantly - everything will fit once it gets on site! I can break down the nitty gritty details from how they’re made, to the variety of finishes available, and I can help you figure out where all of your things will go, all before they’re ordered.
